We govern the complexity others leave to chance.

A new standard for how buildings get built, grounded in better decisions made early and together. Simplus Systems pairs Integrated Disciplined Development with our own advanced building system to align performance, cost, and execution before ground breaks. The result is efficiency without the usual trade-offs: buildings delivered faster, and places built to last for the people who live in them.

THE PROBLEM

When design, engineering, fabrication, and execution operate in silos...

...someone always pays for it. Usually the client.

Fragmentation is the hidden cost of construction. Projects miss schedules. Budgets overrun. Performance compromises. Stakeholders lose confidence. Capital gets wasted.

The industry doesn't lack tools or talent. It lacks integrated delivery authority—one accountable party governing the full pathway from concept through completion.

THE SOLUTION

We solve it with structured early engagement

 Integrated Disciplined Development:
One framework, one accountable authority.

Simplus engages at the beginning—before design decisions are locked, before budgets become constraints, before execution assumptions undermine performance.

Through Integrated Disciplined Development (IDD), we bring performance targets, cost realities, permitting constraints, and execution sequencing into agreement before irreversible commitments are made.

The result: a coherent delivery pathway with one accountable party governing it from concept through completion.

Decision gates: nothing advances until targets reconcile.

Early Alignment

Performance, cost, and schedule targets defined together, not sequentially.

Feasibility Structuring

The project tested against site, capital, and permitting realities.

Tools & Strategy

Delivery tools chosen to fit the targets: design approach, prefabrication, building system.

Execution Pathway

Fabrication, trades, and installation sequenced before ground breaks.

Ongoing Governance

One accountable authority — decision gates and reconciliation checkpoints from concept through completion.

One of the tools that puts IDD into practice is our Design Down process, a structured community-design methodology that defines what a project needs to be before finance and technology decisions constrain it.

This disciplined approach is enabled by the Simplus Building System — an integrated set of tools working together to preserve alignment through execution.

THE WORK

We work where the stakes are highest

Complex projects where fragmentation is costly and integrated leadership makes the difference

Resilient-Neighborhood-Rebuilding

RESILIENT NEIGHBORHOOD REBUILDING

After fire, flood, or hurricane, communities need to rebuild right, fast, and resilient—not just fast. Simplus brings structured governance from day one so rebuilding doesn't descend into chaos.

Mixed-Use-Urban-Neighborhoods

MIXED-USE URBAN NEIGHBORHOODS

Complex urban sites demand coordination across design, permitting, and construction. We integrate design, cost modeling, and execution upfront so competing interests don't become costly compromises.

Campus-Institutional-Housing

CAMPUS & INSTITUTIONAL HOUSING

Dorms, senior living, military barracks—large-scale residential projects need to compress timelines without sacrificing quality or compliance. We deliver speed and performance together.

Attainable-Housing

ATTAINABLE HOUSING

Workforce housing for the missing middle — priced for working families. Cost discipline and performance aligned from day one, so quality never gets cut to fit the budget.

ENABLED BY THE SIMPLUS BUILDING SYSTEM

Governance is only as good as the tools that carry it out. The Simplus Building System combines Passive House performance standards with a prefabricated MgO panel, structure, insulation, and resilience built into one component.

The result isn't a product added to the process. It's a system engineered to keep design, fabrication, and delivery moving as one.

PROCESS AND MATERIAL, BUILT TOGETHER

A disciplined development process, paired with a building system engineered for it from day one.

Most companies pick one: a rigorous process, or a better material. Simplus was built with both from the start. The Simplus Building System gives us a structural envelope with the thermal, fire, and speed advantages the industry has been chasing for years. Integrated Disciplined Development gives us the governance to actually deliver it — aligning permitting, budget, and stakeholders before those seams turn into delays. Neither one works as well alone.

Rebuilding after disaster demands speed and permitting fluency, not just a better wall.

Our Altadena rebuild, underway for a family displaced by the 2025 Eaton Fire, is where that gets tested. It's currently in design, and the permitting, zoning, and multi-hazard risk management behind it was the subject of a session at the California Green Building Conference at UC Berkeley.

Urban infill lives or dies on stakeholder coordination.

We're currently under a purchase option agreement for a mixed-use development in St. Paul, Texas — early-stage, and exactly the kind of multi-party, multi-constraint project IDD was built to manage.

Institutional housing needs a team that's actually delivered it.

Tim Sweeney has designed panelized institutional housing before. We're now bringing that experience together with our own building system — where it hasn't been possible until now.

Weathertight and sealed, the MgO panels on the Equinox Project in Reno await exterior siding.  That same discipline is guiding a rebuild currently underway in Altadena, CA for a family displaced by the 2025 Eaton Fire. The project, currently in design, is led by our partner Sweeney Architecture and features an application of the Simplus Building System. The permitting, zoning, and multi-hazard risk management behind that project were the subject of a session at the California Green Building Conference at UC Berkeley.
